Because most Ireo communities are complete, many buyers purchase on resale. A resale deal moves faster than a new booking, but a few checks protect you before any money changes hands.
- Occupation certificate (OC). Confirm the OC covers the tower you are buying in. Victory Valley, for example, received its OC on 28 September 2017.
- RERA status. Projects completed before RERA did not need registration; others, like The Corridors (HARERA 377, 378 and 379 of 2017), did. Check on haryanarera.gov.in.
- Original builder-buyer agreement. Ask for the full chain of documents from the first allottee to the seller.
- Conveyance deed or allotment status. Find out whether the unit is already registered in the seller’s name or still an allotment with the developer.
- Transfer permission (NOC). Unregistered units usually need the developer’s NOC to transfer; ask about the process and any charges.
- Dues clearance. Get written confirmation that maintenance, utility and club dues are paid up to date.
- Loan and title search. If the seller has a home loan, the bank must release the documents; a lawyer’s title search is worth the small fee.
Our advisors can help you collect these documents and arrange a visit to compare units. Call or WhatsApp us to start.
